Silverman Construction Program Management (Silverman CPM) begins a project facilitating collaboration and providing information flow between all team members for the duration of the project.

  • Develop Communication Protocol identifying the means and methods to be used for communicating between team members.
  • Prepare Communication Matrix indicating who is to receive what correspondence and who is required to take appropriate action.

Over the course of the entire project, Silverman CPM focuses on communication and the key processes of time management, cost management, and quality management.   Silverman CPM has developed a unique and proprietary web-based program management system to provide Owners with real time access to all relevant project information.  This complete Program management system tracks the Owner’s project from start to finish, ensuring that all the Owner’s needs are addressed and monitored through a powerful, web-based software system.

  • Real-time budget, cost, and cash flow information
  • Document Control, Document Management, Workflow updates, Alerts and Notifications, Contract Management and Change Management.

 

In conjunction with the development of the initial project protocol and in partnership with Owner, a comprehensive management plan is developed to ensure that the project has a successful start-to-finish roadmap.

The management plan identifies the current status of the project as well as the following deliverables:

  • Mission Statement for the projects’ success
  • Communication Matrix detailing communication protocols based upon team and commitments, including all correspondence, recipients and action assignments
  • Project Responsibility Matrix listing all tasks associated with the project and assigning lead and support roles to various team members
  • Strategy to coordinate the requirements/needs of all interested parties
  • Preliminary overall program master development schedule for the project with critical milestones and baseline information
  • Master program budget, including all soft costs, hard costs and contingencies
  • Inventory of project related documents developed to date
  • Identification of critical items needing to be addressed to achieve project success

The management of time on a project is of equal importance to cost management and is inextricably linked to controlling costs.  Silverman CPM’s basic approach is to develop a reasonable but aggressive schedule for the project that will be used as a tracking tool by all project team members.

Silverman CPM’s in-house schedulers have the expertise to recommend corrective action and recovery programs to overcome potential and actual delays.

One of Silverman CPM’s key strengths is budget management.   Our experienced team will develop a complete project budget encompassing construction costs as well as design, management and consultant fees, other soft costs, FF&E costs, financing costs and contingencies.   The Silverman CPM team works within each project’s existing budget to develop project-specific budgets, if requested.

  • Silverman CPM’s philosophy is that successful control of project costs depends on establishing a clear set of objectives coupled with the use of sound basic management principles.
  • Our proactive approach allows us to analyze project components and compare costs with the budget in conjunction with the designers in order to assist Owner in the decision-making process.
  • Our goal will be to develop a reliable early warning system that will help us proactively manage the ultimate outcome.  During construction, our diligence in managing costs can also be maintained using effective change control procedures and comprehensive cost reporting.
  • Cash Flow Projections:  Silverman CPM has extensive experience in reporting to clients on cash flow projections.  We can review available funding with Owner for the project as well as Owner’s monetary goals.

The Silverman CPM team is responsible for ensuring that the Owner receives the highest quality project achievable within the constraints of the project schedule and the budget.  The Quality Assurance/Quality Control program begins with the development of the Project Management Plan and continues through the project duration.  In addition to the management plans, Silverman CPM has developed a system of checklists and templates to provide accurate and thorough reporting to the Owner.
